While that increase gives buyers slightly more to choose from than the prior month, it's still comfortably under the six-month threshold that typically defines a balanced market. The sold-to-list price ratio now stands at 104.1%, up 1.45% month over month. That means homes across Suffolk County are, on average, selling for more than 4% above their original list price — and that gap is widening.
